When you call us for an evaluation, we’ll provide you with a free estimate for your project to ensure that it aligns with your budgeting needs. When we do this, we’ll evaluate any scratches or nicks that may exist and plan the best refinishing techniques to fully restore your hardwood floors to their former beauty.

What can you expect from us?

Throughout the process, our skilled teams will ensure that any mess is kept to a minimum. We utilize state-of-the-art vacuum systems that eliminate up to 80% of the dust created during the sanding process — and we’ll make sure to clean up when we are finished. Then, once all of the restorative work has been completed, we’ll apply the stain and finish of your choice.

Our Process

Before

  • We will conduct a free in-home inspection of the floor.
  • During this inspection, we will check your floor for damage, pet and water stains and previous finishes applied to the floor. We will also look for obstacles to doing the work such as radiators, floor vents, and molding.
  • We will discuss the various options with you regarding whether you would like to change the color via staining or have a “natural” floor. This will include the different finish options to include polyurethane or water-based finishes as well as sheen level Ssatin, semi-gloss or glossy.
  • A written estimate will be emailed to you with the details as well as an 'approve' and 'decline' button. By pressing approve you are agreeing to the terms and conditions 518 Floor Care to complete the work for you. Once you approve we will call you to schedule a date for the work.
  • All furniture MUST be removed from the areas to be sanded and we also recommend you take down shades and drapes as well as any other items that would be difficult to clean. We use every care to limit the amount of dust we create while sanding by utilizing vacuum systems, however there will be dust so please cover anything you are concerned about.
  • The sanding and refinishing process may take anywhere from 2-5 days to complete and is highly dependent on the environment and finish dry times. Polyurethane is 8 hours between coats drying and water-based is 2 hours between coats.

During

  • We utilize a 220 volt sander that will need either an electric range or dryer plug.
  • The sanding process is noisy and dusty so please be aware of this. We usually recommend that you are not at home while we sand.
  • While we are as careful as possible while sanding, we are using heavy equipment and minor damage to walls, banisters, and baseboards that may occur to include nicks, dents, gouges as well as stain. Again we try our best to avoid this, but be aware that you may need to touch up areas when we are done.
  • Please note that this will be an on-site refinishing and will not rise to the level of a factory pre-finished floor. We use every care to limit any and all sanding marks and variations in colors in the final finish however some of these are unavoidable due to the condition of the wood prior to sanding to include stains already present. We strive to deliver you a high quality floor each and every time.

After

  • The finish will take between 2-8 hours to dry after the final coat. During that time there can be no foot traffic. Once the finish has dried you can walk on it, however we recommend only socks or soft sole shoes, such as slippers. Polyurethane will take 30 days to fully cure so please be careful on the floor until then. No area rugs should be placed on the floor for 15 days. The water-based finish will cure in 15 days and areas rugs can be put back in 8 days.
  • To properly care for your refinished floor, we recommend using a Bona microfiber mop and the Bona wood floor cleaner only. Never use steam mops as this can cause the wood to swell.

518 Floor Care, LLC warranties the workmanship of your hardwood floor installation for one year after the completion of work. All workmanship is guaranteed to be first-class quality. Should any defects due to faulty workmanship become apparent, 518 Floor Care, LLC will correct the problem free of charge.

Product defects are covered by the manufacturer’s warranty.

This warranty covers only the installation provided by 518 Floor Care, LLC. This warranty does not cover damage caused by abuse, neglect, improper use, cleaning agents or by loose lay installation.

Types of service provided at no extra charge under the terms of the warranty include repair of seams which gap, repair of transitional moldings and removal of air bubbles. This warranty does not apply for gouges, scratches or damage caused by water, erosion, insects, pets, spiked heel shoes, neglect, misuse, insufficient protection, improper maintenance, not maintaining proper humidity conditions or failure to follow our written instructions. We cannot guarantee against fading due to sunlight. As time goes by natural exposure to sunlight will slightly change the color of any hardwood floor. Since hardwood is a natural product, the wood will continue to shrink and expand, and depending on the season, humidity and heating conditions. Even if your hardwood floor is properly installed, the strips may shrink a little depending on the time of year. Any small gaps that might occur between the strips are normal and not covered by this warranty.
